PROCESS
How long does it take to build a custom home in Florida?
Most custom homes take 12 to 18 months from contract to certificate of occupancy. Design runs 2 to 4 months, permitting 2 to 4 months, and construction 8 to 12 months. Coastal lots, flood zone requirements, and elevated foundations extend the schedule. We give you a phase-by-phase timeline before ground breaks and update it as the job moves.

A construction loan is a short-term loan that disburses in stages as the build progresses, then converts to a permanent mortgage at completion. Most custom home clients use one. Lenders typically require detailed plans and a builder contract before approval, so it runs parallel with the design phase.
How do you handle change orders?
In writing, with the cost and schedule impact stated before the work happens. Changes are normal on custom builds — you'll see something framed and want it different. What isn't normal is finding out what it cost after the fact.
